The rules that govern your access to and use of the CommercialProperty.lk platform.

Introduction
These Terms of Service govern your access to and use of the CommercialProperty.lk platform, including the website, mobile interfaces, services, property listing tools, agency tools, payment services, support services, and related features.
By creating an account, browsing listings, submitting inquiries, posting property advertisements, purchasing points, subscribing to agency plans, or using any CPLK service, you agree to these Terms.
If you do not agree with these Terms, you must not use the platform.
About CommercialProperty.lk
CommercialProperty.lk is an online commercial property platform that allows users to search, advertise, promote, and manage commercial property listings.
CPLK provides technology, listing visibility, search, inquiry, verification, support, and advertising tools.
CPLK is not the owner, seller, landlord, tenant, buyer, broker, legal adviser, surveyor, or financial adviser for any property unless expressly stated in writing.
User Types
The platform may support the following user types:

| Property Viewer | A user who searches, views, saves, compares, or inquires about properties |
| Individual Property Owner | A user who lists their own commercial property |
| Agent | A user who creates or manages listings under an agency |
| Agency Admin | A user who manages agency listings and agent submissions |
| Agency Super Admin | The main authorised controller of an agency account |
| CPLK Staff | Internal platform users such as property approvers, finance officers, support staff, blog editors, technical support, and super admins |
CPLK may add, remove, or modify roles and permissions as the platform evolves.
Account Registration
To use certain features, users may need to create an account.
You agree to provide accurate, current, and complete information during registration and keep your account details updated.
You are responsible for maintaining the confidentiality of your login credentials.
You are responsible for all activity that occurs under your account.
CPLK may suspend or restrict accounts that appear fraudulent, inaccurate, inactive, abusive, or in violation of these Terms.
Agency Accounts
Agencies may create or manage listings through agency accounts.
Agency Super Admins are responsible for: Managing agency profile information, Managing agency users, Managing subscriptions, Managing points, Reviewing and publishing listings, Approving internal submissions, Monitoring billing and payments, Ensuring agents comply with platform rules.
An agency account must have one authorised Agency Super Admin.
CPLK may restrict the deletion or deactivation of an Agency Super Admin if doing so would leave the agency without an authorised controller.
Agent and Agency User Invitations
Agency users may be invited by authorised agency users or CPLK staff.
Invitation links may expire.
CPLK may reject, revoke, or expire invitations for security, duplication, or misuse reasons.
Invited users must use the same email address to accept the invitation unless CPLK allows otherwise.
Property Listings
Users may submit commercial property listings subject to CPLK’s listing rules.
Each listing must be accurate, lawful, genuine, and not misleading.
A listing may include information such as: Property title, Description, Property type, Transaction type, Location, Price, Area, Floors, Amenities, Images, Floor plans, Contact details, Virtual tour links, Advertiser details, etc.
CPLK may reject, edit, suspend, archive, remove, or request changes to any listing that violates platform rules or appears suspicious.
Listing Approval
Listings may require review before publication.
CPLK may review listings for quality, accuracy, policy compliance, duplicate content, suspicious information, incomplete details, or prohibited content.
Approval of a listing does not mean CPLK guarantees the legal ownership, accuracy, availability, price, condition, or suitability of the property.
Listing Review and Service Timeframes
CPLK aims to process listings, payment verifications, document reviews, support requests, and other services within reasonable operational timeframes. Estimated processing times published on the platform, Help Centre, or service pages are provided for guidance only and are not guaranteed.
Actual processing times may vary depending on submission volume, document quality, payment verification requirements, public holidays, weekends, system maintenance, or other operational factors.
CPLK reserves the right to extend review periods where additional information, clarification, or manual verification is required.
Property Verification
CPLK may provide a “Verified” label or similar status for selected listings.
Listings may be reviewed for verification after publication through a batch-based process.
Verification may involve document checks, manual review, advertiser checks, or other validation methods.
Verification is not immediate and may be applied at a later stage.
CPLK does not guarantee that all listings will receive verification status.
A verified label does not guarantee: Legal ownership, Final property availability, Accuracy of all details, Legal title, Suitability for purchase, rent, or lease, Future transaction safety. Users must conduct their own due diligence before making decisions.
User Responsibilities
Users are responsible for
- Managing auto-renewal settings
- Ensuring valid payment methods
- Completing payments during the grace period
Users agree not to:
- Submit fake listings
- Submit misleading property details
- Use copied images without permission
- Pretend to represent a property or agency without authority
- Post illegal, offensive, or discriminatory content
- Spam advertisers or users
- Abuse inquiry forms
- Attempt to bypass payments
- Manipulate listing ranking
- Interfere with platform security
- Create duplicate or fake accounts
- Upload malware or harmful files and other prohibited actions.
Payments
CPLK may charge fees for: Single ad listings, Agency subscriptions, point purchase/ point packs, Boost promotions, Featured promotions, Homepage sponsored slots, and Other paid services
All prices are shown in LKR unless stated otherwise.
Payments may be processed through third-party payment providers, bank transfers, or other supported methods.
Payment confirmation may depend on payment gateway response, bank confirmation, or manual finance approval.
Agency Subscriptions
Agency users may subscribe to monthly plans.
Subscription plans may include: Ad slots, Included points, Agency user access, Listing management tools, Promotion features, Reporting and analytics.
Subscriptions may automatically be renewed by default at the end of each billing cycle.
Renewals occur under the same subscription tier unless changed by the user.
Users may disable auto-renewal at any time prior to the renewal date.
Upgrades take effect immediately. When you upgrade, your new plan, limits, and benefits start right away.
Downgrades take effect at the next billing cycle. Your current plan will continue until the end of the billing period, and the new (lower) plan will start after that.
CPLK may change subscription pricing or benefits with notice.
Points
CPLK may use a point system for promotions and add-on services.
Points may be used for: Boost Ad, Featured Ad, Homepage Sponsored, Other promotional services.
Points may be included in subscriptions or purchased separately.
Unless stated otherwise: points are not cash, points are not transferable, points are not refundable once used, points may expire, points cannot be exchanged for money, Used points are not returned when a promotion is completed, Detailed rules are provided in the point Usage Policy.
Failed Payments & Grace Period
If a renewal payment fails:
- A 7-day grace period will apply
- During this period:
- Existing ads remain visible
- New ads cannot be created
If payment is not completed within the grace period:
- Ads will be paused and hidden from public view
Promotions and Ranking
CPLK may offer paid visibility features such as Boost, Featured Ad, and Homepage Sponsored.
These features improve visibility but do not guarantee: Leads, Sales, Rentals, Buyer interest, Specific number of views, Specific ranking position at all times.
Search and listing order may depend on relevance, paid promotions, verification status, freshness, filters, and platform ranking logic.
Refunds and Cancellations
Refunds and cancellations are handled according to the Refund & Cancellation Policy.
CPLK may consider refunds for eligible cases such as payment errors or rejected listings.
Refunds may not be available for: Used points, Published ads, Completed promotions, Expired ads, Published ads that received visibility, Subscription periods already used, User mistakes after confirmation.
Bank Transfers and Payment Slips
Where bank transfer is supported, users may be required to upload proof of payment.
CPLK may reject payment slips that are unclear, duplicate, invalid, edited, fraudulent, incomplete, or not matched with bank records.
Listings or services may remain pending until payment verification is completed.
Inquiries and Communications
Users may contact advertisers through inquiry forms, contact buttons, chat, phone, email, or other tools provided by CPLK.
Users agree to communicate respectfully and lawfully.
CPLK may monitor, restrict, or block abusive, spammy, fraudulent, or suspicious communication.
CPLK is not responsible for agreements, negotiations, payments, meetings, or transactions made directly between users outside the platform.
Support Tickets and Complaints
Users may submit support tickets or complaints through the Help Center or Customer support channels.
CPLK may classify, assign, escalate, and resolve tickets based on category, priority, and available information.
Users must provide accurate details and supporting evidence when raising complaints.
CPLK may close tickets if the user does not respond within a reasonable period.
CPLK may publish target response and resolution timeframes for different support categories through the Help Centre or support pages. These timeframes are indicative service targets and do not constitute guaranteed response or resolution times.
Content Ownership and Licence
Users confirm that they have the legal right to upload and use all submitted content.
Users retain ownership of content they upload, including images, descriptions, and documents.
By uploading images, media, or content to CPLK platform, users grant CPLK a non-exclusive, worldwide, royalty-free license to:
- Store, process, and display content on the platform
- Modify images for technical and operational purposes, including:
- Resizing
- Compression
- Cropping
- Format conversion
- Apply platform branding elements, including CPLK watermarks
These modifications are performed to:
- Maintain consistent quality
- Protect platform content
- Prevent unauthorized reuse
Such modifications do not transfer ownership of the content to CPLK.
CPLK may restrict download or external use of processed images to protect platform integrity.
Intellectual Property
The CPLK platform, brand, design, software, database, icons, logos, workflows, ranking systems, and content created by CPLK are owned by CPLK or its licensors.
Users must not copy, scrape, reverse engineer, reproduce, or misuse CPLK platform assets without written permission.
Platform Availability
CPLK aims to keep the platform available and functional.
However, CPLK does not guarantee uninterrupted access.
The platform may be unavailable due to:
- Maintenance,
- Updates
- Hosting issues
- Payment gateway issues
- Network failures
- Third-party service failures
- Force majeure events
Suspension and Termination
CPLK may suspend, restrict, or terminate accounts, listings, subscriptions, or services if users violate these Terms.
Reasons may include:
- Fraud
- Fake listings
- Payment abuse
- Policy violations
- Repeated complaints
- Security threats
- Misuse of points
- Misrepresentation
- Illegal activity
Where possible, CPLK may provide notice, but immediate action may be taken for serious violations.
Disclaimers
CPLK does not guarantee the accuracy, legality, ownership, availability, price, condition, or suitability of any property listing.
Users must independently verify all property information before entering into any transaction.
CPLK is not responsible for losses caused by reliance on listing information.
Limitation of Liability
To the maximum extent permitted by law,
CPLK is not liable for:
- Loss of profits, Loss of business
- Loss of opportunity
- User disputes
- Property transaction losses
- Incorrect listing information
- Third-party payment failures
- External communication between users
- Unauthorised account access caused by user negligence
Indemnity
Users agree to indemnify and hold CPLK harmless from claims, losses, damages, costs, and expenses arising from:
- User-submitted listings
- Misleading information
- Unauthorised property advertising
- Copyright violations
- Fraudulent conduct
- Breach of these Terms
- Disputes with other users
Changes to Terms
CPLK may update these Terms from time to time. Updated Terms will be published on the platform with the effective date.
Continued use of the platform after changes means you accept the updated Terms.
Governing Law
These Terms shall be governed by the laws of Sri Lanka unless otherwise required by applicable law.
Any disputes shall be handled through the appropriate courts or dispute resolution process in Sri Lanka.
